FEES and CHARGES

After an offer is accepted by the landlord, subject to contract and acceptable references, a holding deposit is payable. This holding deposit will be deducted from the total monies due to prior move-in. Once the holding deposit has been received and cleared, the property will be suspended from the market while references are being processed and tenancy agreements prepared.
The tenancy agreement charge (£288 Inc VAT @ 20%) plus the cost of the references (£50 per applicant) are non-refundable should you decide to withdraw from the proposed tenancy or if your reference prove to be unsatisfactory. This extends to any misleading information contained on your application forms including your credit reference application. If the landlord declines your offer or decides not to proceed with the tenancy then a refund will be offered in full.

Permitted payments
1/ Before the tenancy starts. Payable to the agency :
– Holding deposit : 1 week’s rent
– Deposit equivalent to 5 week’s rent (or 6 weeks if rent over 50K)
– Preparation of tenancy agreement fees of £288 Inc VAT
– Credit references : Individual £50 (Inc VAT), Guarantor £50 (Inc VAT), Company £60 (Inc VAT)
– Additional tenant £50 (Inc VAT)
2/ During the tenancy
Payable to the agency :
– Payment of £144 Inc VAT to change the tenancy agreement.
– Payment in respect of the loss of a key or other security device, supported by evidence in writing.
– In addition to the rent, payment of interest for the late payment of the rent at a rate of 3% above the Bank of England.
– Renewal of tenancy agreement £144 Inc VAT.
Payable to the provider :
– Utilities : gas, electricity, water, sewerage.
– Communications : telephone/broadband – Installation of cable/satellite – Subscription to cable/satellite supplier – Television licence – Council tax
3/ At the end of the tenancy :
– Payment of damages or any reasonable costs associated with an early termination of the tenancy.
– Inventory check-out : Studio from £150 + VAT , 1 bed from £200 + VAT , 2 beds from £250 + VAT, 3 beds from £300 + VAT, 4 beds + from £350 + VAT.
