Stamp Duty Calculator

As of 3 December 2014, Stamp Duty Land Tax (‘SDLT’) has changed for single residential property transactions in England and Wales. The new structure is a progressive scale of taxes charged on all transactions over £125,000, on a percentage of each threshold.

This Stamp Duty Calculator is a guide only. You should seek advice from your solicitor or tax advisor on the precise amount of Stamp Duty Land Tax you must pay upon completion of your purchase.

For Scottish properties Land and Buildings Transaction Tax (LBTT) is applicable which is charged at a different rate.

You should note that our Stamp Duty Calculator does not take into account of mixed-use properties which qualify for lower rates of Stamp Duty Land Tax at 5%.

You should not use the Stamp Duty Land Tax Calculator for residential properties with chargeable consideration over £500,000 where the 15% rate of Stamp Duty Land Tax applies.

Additional Properties (Second Homes and Buy-To-Let)

As of 1 April 2016 a 3% surcharge will be added above the existing SDLT rates on purchases of additional residential properties e.g second homes and buy to let properties. The additional higher rates will be applied to existing rates on residential purchases over £40,000 in value. However it is important to note that this surcharge will not apply to funds or organisations making significant investments in residential property.
